One of the better deals in the area. Rates are consistently good relative to nearby buildings, the floor plans are genuinely nice, and the ground-floor garage saves you real time every day. The gym and sauna are dated — that's the trade.

The parking garage is on the ground floor, so you're not spiraling down six levels every morning. Small thing, felt daily.

There's a courtyard in the center of the building. Units facing it get a shaded outdoor space that reads like a tropical oasis in summer — but they also get less natural light than units facing out. That's a genuine trade and the leasing agent won't frame it as one. Ask which way your specific unit faces.

The gym and sauna are a little dated relative to newer buildings nearby. Construction was underway across the street at one of the taller Edgewater towers, though it appeared close to wrapping.

Margaret Pace Park is a short walk. The Hideout is the best coffee nearby and routinely has DJs — including well-known ones — for Sunday sessions and weekday pop-ins. Self-guided tours are available and easy to book.
