One of the most expensive direct-lease buildings I've seen anywhere, and the most expensive in Miami by price per square foot. The finishes, upkeep, and service are at the top of the market. The units are small. Whether that trade is worth it is your call.

Who it’s for

Someone who wants the best available and isn't optimizing on price. Whole Foods is downstairs and the service is unmatched — if that's what you're buying, this is where it exists.

Who it’s not for

Anyone measuring dollars per square foot. One-bedrooms here run around 500 square feet and price like one-bedrooms that are considerably larger elsewhere in the area.

The building is genuinely immaculate — staff are always cleaning, and the upkeep in the common areas is superb in a way most new buildings aren't six months in.

The advertised sauna is a two-person infrared unit in the gym locker room, and the steam room, while larger, is still below what several gyms in the area offer.

Parking is shared with the Whole Foods, so daily drivers deal with grocery traffic getting in and out. Phone-based apartment and elevator access works well and is starting to show up in other buildings nearby.

Trade-offs

  • Highest price per square foot of any direct-lease building in Miami
  • One-bedrooms around 500 sq ft, priced like much larger units in the area
  • Sauna and steam room are undersized relative to how they're presented
  • Shared Whole Foods parking creates daily traffic friction
  • A three-bedroom was listed at $18,500/mo when we looked. That is not a typo.
